Rental Policy Agreement

Prepayment

You may reserve these homes by phone or by sending E-mail. Your reservation is subject to availability. Half of the security deposit of $250 should be sent within 3 days of your reservation. The remaining $250 should be included with the full payment.

A confirmation will sent upon receipt of your prepayment. Full payment is required at least 21 days prior to your arrival date.

Accommodations

A starter supply of bath/face soap, toilet tissue, bed and bath linens are provided only once at the beginning of your stay unless other arrangements are made. You may want to bring large beach towels since the towels provided are for inside the unit only. There is a washer and dryer inside the unit for your convenience.

Cancellation

If a cancellation occurs at least 60 days prior to arrival, we will refund the deposit minus a $125.00 cancellation fee, Cancellation within these time periods will result in forfeiture of your entire deposit.

Note: We cannot be responsible for events beyond our control.

Occupancy

The home is limited to 6 persons. No smoking inside the unit and no pets are allowed. Smoking is permitted on the Lanai but it is our preference for smokers to indulge outside.

The owner reserves the right to refuse reservations based on age, or credit risk.

Damages

We cannot be responsible for any lost money or valuables left in the unit or any event beyond our control.

Arrival/Departure

KEYS, LOCKS AND CHECK IN INFORMATION. Landlord shall furnish Tenant (1) set of keys to the dwelling. Keys may be picked up at: 1st Village Realty Office, 1511 Buenos Aries Blvd, Lady Lake FL 32159 phone: 352-753-0707 or 352-267-1976 between the hours of 8AM-6PM Monday thru Saturday. Credentials for entering any gate at The Villages may be obtained at the The Villages CRC Office on the Square in downtown Spanish Springs. A copy of this lease must be presented, in order to be issued Villages ID Cards to be used thru the term of this lease. Call the CRC Offices at (352) 753-6789 prior to arrival to make an appointment for credential processing. At the end of this lease term, all items specified under this section (keys, ID and gate passes) shall be returned to: 1st Village Realty Office, 1511 Buenos Aries Blvd, Lady Lake FL 32159 phone: 352-753-0707 or 352-267-19765. Checkout time shall be 11AM on the final day specified within your lease agreement.

Arrival time is between 8:00am and 6:00pm for your convenience.

There is a phone in the unit that can be used for unlimited free local calls. Please make arrangements for your long distance calls to be collect or credit card. There is a long distance block on this line.

US-27 N. becones US-441 and runs right into The Villages. 1st Villages Realty is on Buenos Aries Blvd on the left about 1 mile or so north on US-441 from your first landmark of Eckerds drug store. There is a stop light here and that marks the southernmost entrance gate (Del Coronado) to The Villages. This is the easiest gate to use to get to our property.
